Legislation:

Recently revised regulations and guidelines from the Health and Safety Executive (HSE) mean that water systems must be properly assessed and controlled for the risk of legionella bacteria build up within commerical and domestic properties.

It is vital that landlords, homeowners and estate agents (as the people responsible for their properties) have their water systems assessed for the presence or potential growth of legionella bacteria.

So what is Legionella?

Legionella is a bacteria, that if allowed to grow and spread, could lead to a potentially fatal form of pneumonia, called Legionnaire’s Disease.

The bacteria lives in water, and is usually carried in pressurised aerosol water droplets in the air (most commonly the steam from your shower, or spa).

It thrives in stagnant water (usually stored or re-circulated) that is regularly of a certain temperature, (between 20-45C) and feeds from deposits in your water tanks and pipework that can provide nutrients to support it’s growth, such as rust, sludge, algae and scale.

People who are a bit older, young children, smokers, or those who have health problems are more susceptible to catching Legionnaires Disease, however absolutely anyone can develop the infection.

It is SO important to have both the stored water and the pipework in your home or property assessed and cleansed – to ensure that the bacteria is not present, or is chemically eradicated.

We provide full and detailed risk assessments on commercial and domestic water systems and offer specific advice and appropriate control measures for the system of your property from £50 +Vat.

As well as this, we offer full system clean, chemical decontamination and removal of disused pipework or flexible pipes, and ultimately legionella bacteria from £300. (This can be done at the same time as the CP12 Landlord Safety Check).

From April the Governing bodies, Gas Safe & Building Refs are enforcing Boiler Plus.

Boiler plus means any new combi boiler installed from April will require additional energy efficiency measures to be installed.

These will be one of the following:
:-Flue Gas heat Recovery £460
:-Weather Compensation £130
:-Load Compensation £50
:-Smart Learning Thermostat £190
(Approx cost depending on Make/model)

This aim is to reduce a properties CO2 footprint 👣

If an installer fits a new boiler without one of these is will be classed as a non-compliant installation and the manufacturers may void any warranty.

Don’t be caught short by plumbing and heating companies that don’t know what they are doing or cut corners.
